Stare ku\u0107e zamenjuju stambeno-poslovni objekti sa vi\u0161e spratova.<\/strong><\/p>\n<p>Zbog toga je u ovom gradu najuposlenije gra\u0111evinarstvo. Investitori su, uglavnom, iz Novog Pazara, ali u posljednje vrijeme bilje\u017ei se njihov dolazak i iz ostalih gradova Srbije, Turske i dijaspore.. Imalo \u201epristojnija\u201c lokacija pretvara se u stambeno gradili\u0161te.<\/p>\n<p>Prvo je krenulo iz u\u017eeg centra grada, gdje se u uskim ulicama novoizgra\u0111ene vi\u0161espratnice \u201enaslanjaju\u201c jedna na drugu uz obavezne temelje pribijene uz gradske trotoare. Od prvih investitora, nije se ba\u0161 mnogo zahtjevalo da oko svojih objekata izgrade parking prostore za budu\u0107e stanare i korisnike poslovnog prostora. To dodatno ote\u017eava saobra\u0107aj, na ionako tijesnim ulicama.<\/p>\n<p>Zamjena \u201estarog za novo\u201c sve je interesantnija za ovda\u0161nje vlasnike starih ku\u0107a i drugih objekata i placeva, sa jedne strane, i sa druge strane, investitora. Prema procjenama, u posljednjih nekoliko godina izgra\u0111eno je vi\u0161e od 2 hiljade stanova, a pro\u0161lu godinu zavr\u0161ilo je dvadesetak zapo\u010detih zgrada. Trend je nastavljen i u ovoj godini, jer je zapo\u010deto ili \u010deka po\u010detak radova jo\u0161 desetak gradili\u0161ta.<\/p>\n<p>Vlasnici, koji su ustupili svoje lokacije, od investitora dobijaju smje\u0161taj dok zgrada ne bude zavr\u0161ena, u kojoj, srazmerno datoj kvadraturi, dobijaju i po nekoliko stanova, ali i poslovni i gara\u017eni prostor.<\/p>\n<p>Bez obzira na hiper ponudu novoizgra\u0111enih stanova, njihova cijena po kvadratnom metru ne bilje\u017ei neki zna\u010dajniji pad. U zavisnosti od lokacije na kojoj se zgrada nalazi, cijene novoizgra\u0111enih kvadrata kre\u0107u se od 800 do 1.000 eura.<\/p>\n<p>Oni koji se sa investitorima nagode da obezbijede sebi stambeni ili poslovni prostor, mogu da ra\u010dunaju ne\u0161to ni\u017ee cijene po kvadratu. Najve\u0107i kupci su ljudi iz ovog kraja, koji rade u inostranstvu, i dio svoji zarada ula\u017eu u kupovinu stanova, a nije zanemarljiv broj ni onih \u010dija djeca studiraju na jednom od dva univerziteta u ovom gradu.<\/p>\n<p>Prema podacima Republi\u010dkog zavoda za statistiku (RZS), kvadrat novogradnje u Novom Pazaru, prosje\u010dno je ko\u0161tao 99.633 dinara. U odnosu na prvo pro\u0161logodi\u0161nje polugo\u0111e, cijene novoizgra\u0111enih kvadrata, u drugom, bile se ni\u017ee za ne\u0161to vi\u0161e od 5 hiljada dinara ili za malo vi\u0161e od 40 eura. Do ovih rezultata do\u0161lo se na osnovu realizovanih kupoprodajnih ugovora izme\u0111u kupaca i investitora.<\/p>\n<p>Podaci pokazuju, da kada se uporede cijene novoizgra\u0111enih stanova i gra\u0111evinskog zemlji\u0161ta izme\u0111u Novog Pazara i susednog Tutina, gdje je, tako\u0111e, izgradnja vi\u0161espratnica u ekspanziji, u ovom gradu je duplo skuplje. U tutinskoj op\u0161tini prosje\u010dna cijena kvadrata bila je 49.322 dinara (99.633 dinara Novi Pazar). Ista situacija je i sa gra\u0111evinskim zemlji\u0161tem, izgradnjom po kvadratu i ostalim tro\u0161kovima.<\/p>\n<p>Prosje\u010dna cijena gra\u0111evinskog zemlji\u0161ta u Novom Pazaru, pro\u0161le godine, bila je 26.390 dinara po kvadratu, gradnje 60.369 dinara, a ostali tro\u0161kovi bili su 12.847 dinara.
